The Covenants and Restrictions that govern the Wolf Creek Homeowners’ Association require the Board of Directors to review and authorize changes or repairs to the exterior of each home and yard prior to the start of the project. 

PLEASE READ CAREFULLY BEFORE SUBMITTING FORM:

  • If you are uncertain if a project requires Board approval, please complete and submit this form just to be on the safe side.
  • Architectural Changes are those physical changes to the home’s exterior.  
  • For fences and driveways you must include a drawing of the project on a copy of your survey and a materials list from the contractor on their letterhead.  Any submissions for this type of work without a survey drawing and materials list will be automatically denied.
  • Please give yourself plenty of time for submissions.  The Covenants state that requests must be made at least 30 days prior.

Types of Requests

FENCES

Please include with your request:

• A copy of your survey with a drawing of where the fence will be installed.
• Depiction of gate and width of gate to allow for landscaping access.
• Materials list.
• Height of fence.
• Style of fence installation (shadowbox, etc.)

DRIVEWAYS

Driveways must be done by licensed and insured concrete contractors.  Please include with your request:

• A copy of the contractor’s proposal with the PSI of concrete and note on how they will dispose of any extracted dirt (must be moved and disposed off site).
• A copy of the contractor’s license and insurance information.
• A copy of your survey with a drawing of where the driveway will be placed with measurements noted.
• A notation of any drainage issues and how they will be handled.

ROOF REPLACEMENTS or ROOF ALTERATIONS

Roofs must not differ in color from the existing/adjoining roof.  DO NOT replace/reshingle roofs without approval from the HOA.  Your ACC request should include:

• A copy of the roofing contractor’s proposal with the type of shingles and either a swatch or manufacturer’s color name written on the proposal.  (Do not submit “gray” or “light black” – this will be denied).
• A statement on the contractor’s proposal that the vendor will do everything possible to match the existing shingle color/neighboring unit.
A copy of the contractor’s license and insurance information.

LANDSCAPE CHANGES

Landscape changes are those large changes that can be viewed from the street, such as removing or planting a tree, removing, replacing or planting new bushes or hedges, etc. This does not apply to the area close to the home; homeowners are at liberty to plant flowers or grasses of their choosing in the area immediately in front of their homes. Bushes/shrubs immediately in front of the home will need Board approval if changes are planned.  If you are removing a tree you must submit a request and attach a licensed tree contractor’s proposal and insurance information.

Note that the HOA may only act on a request from a homeowner. If a tenant resides in the home and submits a request, the request will automatically be denied.

TIMELINES

By Florid Statute the HOA has 30 days to approve or deny your ACC request.  We will try to compress that timeline and submitting necessary information as described above will expedite your request.  The HOA can deny your request due to insufficient information provided and ask you to resubmit.  However, the “clock” will reset to your new submission date – not the original date.

Performing any work that requires a formal approval without obtaining such approval can subject you to numerous fines and action as per the Covenants and Restrictions.
